Party A and Party B reached the following agreement on the lease of the following houses:
The basic situation of the first house.
Party A's house is located at _________; on the _________ floor, _________, the house structure is _________, and the building area is _________ square meters; the land use right of the house is obtained in the form; Attached file 1, the attached facilities of the house can be found in the attached file 2; the real estate right certificate number is _________.
The second use of the house.
The purpose of the house is _________.
Unless otherwise agreed by the parties, Party B shall not arbitrarily change the use of the house.
Article 3 The term of the lease.

Article 4 rent.

Article 7 Party A's commitment to housing property rights.
Party A guarantees that there is no property dispute in the house at the time of the transaction; except as otherwise agreed in the supplementary agreement, Party A shall complete the mortgage, mortgage debt, tax and rent, etc. before the delivery of the house. If Party A assumes full responsibility for any unclear items mentioned above after the transaction, and Party A causes economic losses to Party B, Party A shall be responsible for compensation.
Article 8 Maintenance and Maintenance Responsibility.
During the lease period, Party A shall inspect and repair the house and its attached facilities every ____________, and Party B shall actively assist and shall not obstruct the construction.
Normal house repair costs are borne by _________; daily house repair costs are borne by _________.
Party B shall bear and be liable for damages for the loss and maintenance costs of the house and its connected equipment due to poor management of Party B.

Article 9 Agreement on the renovation and alteration of the structure of the house.
Party B shall not arbitrarily damage the house facilities. If it is necessary to change the internal structure and decoration of the house or to set up equipment that affects the structure of the house, Party A must first obtain the written consent of Party A, and the investment shall be taken care of by Party B. When retiring, unless otherwise agreed, Party A has the right to request Party B to resume or pay Party A the cost of restoring the project.
Article 10 relates to the relevant expenses during the period of house leasing.
During the lease of the house, the following fees shall be paid by Party B, and Party B shall bear the liability for breach of contract for deferred payment:
1. Water and electricity charges;
2. Gas fee;
3. Heating costs;
4. Property management fee;

During the lease period, if the relevant government department collects the items not listed in this contract but is related to the use of the house, Party B shall pay the expenses.
Article 11 The lease expires.
Upon expiration of the lease, the contract will be terminated and Party B shall return the house to Party A. If Party B requests to continue the lease, it must submit to Party A in writing _________ months in advance. Party A shall formally reply in writing to Party B within _________ months before the expiration of the contract. If it agrees to continue the lease, the lease contract shall be renewed.
Article 12 The agreement of termination of the contract due to Party B's responsibility.
If Party B has one of the following circumstances, Party A may terminate the contract and recover the house, causing Party A's loss, and Party B shall be responsible for compensation;
1. Sublet the rented house without authorization;
2. Transfer, lend, or arbitrarily exchange the rented house without authorization;
3. Unauthorized demolishing of the structure of the rented house or changing the use of the rented house;
4. The accumulated arrears of rent amounted to _________ months;
5. Ignore for _________ months without justified reasons;
6. Using the rented house for illegal activities;
7. Deliberately damage the rented house;

Article 13 Early termination of the contract.
During the lease period, if any party proposes to terminate the contract, it must notify the other party in writing six months in advance, and sign the termination contract after negotiation between the parties. This contract is still valid until the termination of the contract.
If Party A must terminate the contract due to state construction, force majeure factors or the circumstances as stipulated in Article 10 of this contract, Party B shall generally notify Party B in writing three months in advance. Party B shall not compensate Party B for its economic losses.
Article 14 The agreement for registration and filing.
Within _________ days from the effective date of this contract, Party A and Party B shall apply for registration and filing with _________ in this contract and relevant supporting documents.
Article 15 Liability for breach of contract.
During the lease period, both parties must abide by the contract. Any party who violates the provisions of this contract shall pay ________% of the annual rent to the other party as liquidated damages. If Party B fails to pay the rent within the time limit, Party A shall have the right to add late payment fee to Party B at _________% of the monthly rent for each day overdue.
Article 16 If the house is damaged or caused damage due to force majeure, the two parties shall not be responsible for each other.
Article 17 The unfinished matters of this contract shall be separately negotiated by Party A and Party B, and a supplementary agreement shall be signed. In case the supplementary agreement is inconsistent with this contract, the supplementary agreement shall prevail.
Article 18 The subsidiary files of this contract are an integral part of this contract. In this contract and its accompanying files, the text in the space section is equivalent to the printed text.
Matters not covered by this contract and its subsidiary files and supplementary agreements are implemented in accordance with the relevant laws, regulations and policies of the People's Republic of China.
Article 19 If Party A or Party B or both parties are overseas organizations or individuals, this contract shall be notarized by the notary office of the place where the house is located.
Article 20 The dispute arising from the performance of this contract shall be settled by negotiation between Party A and Party B. When the negotiation fails, both Party A and Party B agree to be arbitrated by the ____________ Arbitration Commission.
Article 21 This contract together with the Schedule has a total of _________ pages, one form _________ copies, and each of Party A and Party B shall have the same effect.
