According to the "Contract Law of the People's Republic of China" and related regulations and rules, the lessor and the real estate brokerage agency reached an agreement on the matters related to the rental of houses on an equal and voluntary basis as follows:

Article 1

Party A entrusts Party B to rent a house with the following conditions for its accommodation and assists it in signing a house lease contract with the lessee.

Article 2 Term of Entrustment

From the day of the year to the day of the month.

Article 3 On-site viewing

After the signing of this contract, Party B shall go to the housing site to verify the housing materials provided by Party A. After verifying that the housing situation is inconsistent with the information provided by Party A, Party B shall require Party A to modify the contract.

If Party B accompanied the lessee to observe the room on the spot, Party A shall cooperate. If the information provided by Party A is inconsistent with the condition of the house and the lessee refuses to pay the cost of viewing the house, Party A shall pay the full fee.

Article 4 Party A’s obligations

Should present an identity card, business license, and other true identity certificates;
Should show the house ownership certificate or other proof that they have the right to rent the rental house in accordance with the law;
The information on the housing provided by the company should be guaranteed to be true and legal;
Provide necessary assistance and cooperation to Party B's intermediation activities;
The tenant's information provided by Party B shall be kept confidential;
It is not allowed to conduct private transactions with the lessee introduced by Party B within the entrustment period and after the expiration of the period;
During the entrustment period, the rental housing may not be entrusted to other real estate brokerage institutions for leasing at the same time;

Article 5 Obligation of Party B

A legal business qualification certificate such as a business license or a real estate brokerage qualification certificate shall be presented;
Party A's entrusted matters shall be carefully completed, and the lessee shall be searched according to the purpose of the house and Party A's special requirements for the conditions of the lessee. The handling shall be reported to Party A in a timely manner, and the tenant shall be on site and Party A shall sign with the lessee. The housing lease contract provides services such as liaison, assistance, and matching;
Do not provide false information, conceal important facts or maliciously collude with others, and damage Party A’s interests;
If the necessary fees and commissions are collected, Party A shall issue a legal and standardized fee bill to Party A;
After the signing of this contract, Party B shall not collect any pre-charge for any name from Party A in any form;

Article 6 Commission

After the entrustment is completed, Party A shall pay Party B a commission based on the actual monthly rent.
The commission shall be paid after Party A signs the house lease contract with the lessee.

If the entrusted matters are not completed, Party B shall not request a commission.
Article 7 If the cost entrustment is completed, the expenses of the intermediation activities shall be borne by Party B.

Party A allows Party B to delegate the entrusted matters to a third party for processing.

Article 9 Conditions for the dissolution of this contract

After verifying that the condition of the house is inconsistent with the information provided by Party A, Party B requires Party A to modify the contract and Party A refuses to modify it, and Party B has the right to terminate the contract;

If Party A does not have a certificate of ownership of the house or other proof of identity or identity card, business license, etc., or provides false housing information, Party B has the right to terminate the contract. All losses shall be borne by Party A;

Article 10 Liability for breach of contract

If Party A fails to pay commissions and necessary expenses, Party A shall pay liquidated damages according to the standard;

If Party A and Party B introduce privately to the lessee, Party B has the right to request Party A to pay liquidated damages according to the standard. If Party A and the lessee make a private transaction, Party B has The right to obtain the agreed commission;

If Party A violates its confidentiality obligations, it shall pay liquidated damages according to the standard;

If Party A entrusts the rental housing at the same time to other real estate brokerage agencies, Party A shall pay liquidated damages according to the standard;

If Party B provides false information, conceals important facts or has malicious collusion, in addition to refunding the commission received, it shall also compensate Party A for the losses suffered by Party A;

Article 11 Solution to the contract dispute

The disputes arising under this contract shall be settled by the parties or negotiated for mediation; if the negotiation or mediation fails, the following methods shall be resolved:

Submitted to the Beijing Arbitration Commission for arbitration;

Prosecuted in accordance with the law in a people's court with jurisdiction.

Article 12 Other agreed matters.

This contract shall become effective after the signature and seal of both parties. After the contract becomes effective, both parties shall take the written form of the change or supplement of the contract as an auxiliary file of this contract. The affiliate file has the same legal effect as this contract.
