Building lease contract
Beijing Diplomatic Housing Service Company leased ________ buildings and equipment of _____________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________________ If the structure, installation or equipment of the building is defective, Party A shall be responsible for the repair and bear the expenses.
The parties hereby enter into a lease contract as follows:
First
From the effective date of this contract, Party B shall prepay the rent by ___ dollars per year. After receiving the notice of rent collection by Party A, Party B shall pay it in 30 days. Overdue payment of a latent fee of two-thousandths of a day is required to compensate Party A for the losses suffered by Party A.
Party A may adjust the rent of the rented house by Party B according to the increase in the price of the Beijing area and the cost of repairing the house, but Party B shall notify Party B three months in advance.
Second
Party A is responsible for providing water, electricity, gas and heat to the houses rented by Party B. Party B shall pay the fees according to the regulations of the relevant departments. As Party A fails to timely repair the house equipment leased by Party B, causing the supply of water, electricity and heat to be interrupted, Party A will reduce the corresponding fees as appropriate.
Article 3
Party A conducts regular inspections of the rented houses and promptly repairs them to keep the structure of the house firm and the equipment and equipment intact. Party A will be responsible for the following free repairs for natural wear and tear:
1. The roof is leaking and the floor is bad;
2. Repair and renewal of door and window hardware fittings, door and window screens;
3. Blockage of passages, failure of valves, nozzles and tank parts, repair and replacement of thermal systems and sanitary equipment;
4. Repair and replacement of lamp sockets, sockets, electric doors and wires, maintenance and cleaning of power distribution rooms;
5. The fence and fence are shattered and the courtyard road is damaged;
6. The paint on the exterior of the house is painted every four years.
Party B shall promptly notify Party A of the damage or danger of the house. Party A shall repair it as soon as possible after receiving the notice. Party A shall obtain the consent of Party B before carrying out the above-mentioned works; Party B shall provide necessary convenience and assistance.
Article 4
Party A is responsible for compensation because Party A is not inspected and repairs are not timely, resulting in damage to the structure of the house and a safety accident, which causes Party B to suffer economic losses.
Party A shall identify the danger of the house and shall not continue to use it. When it must be vacated, Party A shall provide Party B with another house, and Party B shall move out of the rented house on schedule. If Party B delays and does not move out due to reason, Party B shall be responsible for all losses.
If the house endangers the safety or health of Party B, Party B can still cancel the contract at any time even if Party B knows that the quality of the house is unqualified when entering into the contract.
The fifth
Party B shall be responsible for the care and storage of the rented houses, equipment, and ancillary buildings and trees in the courtyard. Party B shall be responsible for repair or compensation for loss or damage caused by improper storage or improper use. Party B shall not be liable for the natural loss of houses, equipment and installations.
Article 6
After obtaining the consent of Party A, Party B may carry out the following self-financed projects for the rented houses:
1. Change the interior decoration as it is without damaging the structure of the house;
2. Add fixtures and equipment.
Party B shall bear the corresponding loss when changing the original interior decoration, removing or replacing the original stove, lamps, sanitary equipment, etc. At the end of the lease relationship, equipment added or replaced by Party B can be removed. Party B can paint and paint the house at its own expense.
Article 7
Party B needs to expand or renovate the rented house; or add new houses in the courtyard, subject to Party A's consent, and a separate agreement.
Party B shall be responsible for repairing or compensating for damage to the rented houses and courtyards, causing damage to the house equipment and garden green trees.

Party B may increase the capacity after obtaining the consent of Party A, but the construction cost shall be borne by Party B. Party B shall not use overloaded electrical equipment and tamper with the power supply equipment. Otherwise, Party B shall bear full responsibility for the losses caused thereby.
Party B shall set up the necessary fire-fighting equipment.
Article 9
In the event of an irresistible natural disaster, the house rented by Party B will be destroyed. Party A shall waive part or all of the rent depending on the extent of the damage to the house until the time of repair.
Article 10
For the housing rented by Party B, due to the needs of municipal construction, Party A shall notify Party B three months in advance to recover the house and provide additional housing to Party B.
Article 11
Houses leased by Party B shall not be transferred or subletted privately. At the time of check-out, Party A shall be notified one month in advance. After Party A has confirmed the inspection of the house and its equipment, both parties will terminate the lease procedures. The rent is settled on the termination date.
Article 12
This contract shall become effective on the date of signature and seal by both parties. Valid from _____________ to ___________. Thirty days before the expiration of the term, if either party does not file a protest, the contract will be automatically extended for one year.
