What is the most interesting thing? Hainan Island was hot at that time, and many villas were developed. I asked me to comment on their design. I went to a villa and went to visit a bathroom. I said how do you have two toilets? He said that I am a villa of lovers. I heard it very well, the villa of the lover is two. I don't think about it anymore, I went to the toilet together. Later I figured it out, it was called a gourd painting. In fact, the original one was a clean basin specially used by women. He copied it and thought it was a toilet. China will make many mistakes in the process of entering the urbanization from the traditional rural areas.

Of course, Vanke is constantly trying to make mistakes. Mr. Ben Wood is very famous for his participation in the design of the new world. One of the important points is how he respects the tradition and how to preserve the memory of the traditional city.

This respect has also been felt in foreign investigations. For example, when we went to Australia to see a project, it was very interesting to change a city factory into a house. In order to preserve the memory, the factory chimney is not removed. We will come back and learn. There is three big chimneys in a glass factory in Tianjin. We told the general manager of the local company that the three chimneys could not be dismantled, and we are now selling them. After building a good look, I said the chimney? Even if you keep one for me, the three are gone. Our person in charge said that we want to keep, but the owners are not willing to say that you have to keep the chimney and we will not buy it. We have to follow the consumer. So the idealistic thing was removed, and I was very depressed.

Later, I went to Japan to visit a relocated ceramic factory in Kyoto. I found three chimneys, similar to those of the Tianjin Glass Factory, but half of them, only 1/3 of the original chimney. Look inside, the demolished brick made an iconic building, telling you that it used to be a ceramic factory. Looking at it is very inspiring. If we can do this in Tianjin, we can keep it and make it into a city sculpture. Obviously you have a good desire to have some ideas, but also to respect history.

Back to the new town planning, before this plan was introduced, I was more anxious and where was the anxiety? In the past few years, we have relied on infrastructure to stimulate investment to stimulate the economy. However, this kind of pulling is more along the national railways, highways in a city area with public buildings, or in large cities, provincial capitals. It is now proposed that such a large city resource is too concentrated, and it is necessary to use a new round of stimulation to drive the economy through small towns. This brings up another question: Is the city in China really big? Is the big city disease really needed to be solved by small and medium-sized cities? When I go out, I see the idealistic thing of seeing water in the mountains. I doubt it. of.

We know that when it comes to big cities, they often talk about slums. Just saying "the city makes life better" is not necessarily. I want to say that "the city makes life better." Why? Harvard's Professor Glazer has a book called "The Victory of the City." He cites Rio. We know that there are many slums in the city. He did research and analysis. What is "making life better"? "Better" is the "beauty" word. If you look at the slums, it is definitely not beautiful. Professor Glazer's investigation into the slums showed that the sanitation was poor and the water supply was not good. The power supply was controlled by the gang. But ask the slum dwellers, are you willing to live here or return to the original place to live, can you see the mountains see the water? He does not want, why, because he has hope here, life is to live for hope. Why is it that young people are willing to leave their hometown to the city? He feels that he can give him more opportunities. This is very important.

Are you fair? Unfair. Do you say that you don't need to improve? Of course, you need to improve. There are two ways: one is to hardly remove it; the other is to find a way to partially transform. There are also such problems in the process of urbanization in China.

Talking about your own experience, the first one is what role the developer has to play. Until 1993, Vanke was always passive. Up to now, there has been a feeling of being passive to active, that is, we are involved in the planning of the city. The second one is green building. This can become a brand of a company, and it can also become a reputation and become a competitive one. Therefore, in the process of urbanization in the future, the government, the media, and the society are very willing to see companies with certain brands and credibility develop further. What role does the developer play in the next step? It is mainly through its own actions and its own brand. It not only wins consumers to win the market, but also wins the trust of the society and actively participates in public welfare activities.
